When considering the purchase of land, timely and accurate information about the property is essential. We can provide you with information pertaining to: acreage, property line location, soils, wetlands, topography, timber resources present, timber production potential, flood plains, and more. This information is collected and presented in the form of a Due Diligence Package.

Traditionally, a prospective buyer would have to hire several professionals to provide this information; a surveyor, soil scientist, wetlands expert, and forester. Using the Global Information System (GIS), we are able to obtain data generated by local, state, and federal agencies, and other private firms, that pertains to the property.

For example, we utilize the National Wetlands Inventory developed and maintained by the US Department of the Interior. The National Wetlands Inventory is a digital wetlands map for the entire United States. We GPS locate the boundaries of the property, then combine the wetlands data and the property’s boundaries to produce a map showing the wetlands located on the property. This, of course, is not as accurate as actually having a professional wetlands evaluator delineating the wetlands on the property. However, in most cases only general idea of the location and the amount wetlands present is needed. The potential buyer saves valuable time and money.
